Overview
Anthem is a progressive master planned community located 30 miles north of downtown Phoenix. The community is built on nearly 5,900 acres of desert foothills land at an elevation of 1500 feet above sea level. The community was launched in 1999 by legendary real estate developer Del Webb, who after merging with Pulte Homes has emerged as the largest home builder in North America.
Anthem is not an incorporated entity or township; therefore it has no town council. The community is governed by the Anthem Community Council, a non-profit corporation established by the developer. The development is forecasted to be completed in late 2007, with over 12,000 homes.
Demographics
Anthem's population can only be estimated since the data from the last census is now dated and cannot be considered accurate for such a rapidly growing community. The population was estimated to be 21,200 in 2005; and is forecasted to grow to 24,100 by 2009. The 2005 data indicated that the average age of a resident, is 43 years of age.
Anthem consists of a mix of young families, empty-nesters, and retirees, all living in distinct “sub-communities and neighborhoods” within Anthem’s borders. Accurate demographic information is hard to come by for such a rapidly growing community, especially since a segment of the residents (particularly “retirees”) do not necessarily live in Anthem year round.
Even though data is limited, the data does suggest that Anthem has the highest level of disposable income in the immediate area, and has an average household income of $85,950.
